Renting a Property (A Tennants Guide)

1. Finding a Property to Rent

As the longest established and largest Letting agents in Bangor, Neill Estate Agents have a variety of rental properties available to prospective tenants. All our rental properties can be viewed on our website which is update daily, in our rental property brochures on display in our Main Street property showroom and also from our full letting list available in our showroom. There are number of factors to consider before renting a property. These will largely depend on your personal circumstances, location and needs.

2. Role of the Letting Agent

Once you have decided on a property you will be required to complete a tenant application form. This is available for download from our website or can be collected from our offices. This form asks for details to enable us to carry out credit and status checks on both the tenant applicant and your guarantor. Application may take around 14 days to process and an admin fee may be charged.

3. Agreeing the Let

If your application has been successful for your chosen property, we will agree terms of the tenancy with you and issues a formal tenancy agreement which both you and your guarantor will be required to read and sign, normally at our offices.

4. Moving In

We will agree a moving in date with you, however you will not be able to move in until you have paid your deposit and first month's rent in clear funds.

5. Utilities

You will normally be responsible for OIL, GAS, Electricity and telephone connections and supply where applicable. For your convenience we would suggest that you arrange this before the day of occupation.

6. Check if the Property is fully managed by the agent or a letting only.

If the property is fully managed any problems you encounter should be referred tot the agent. Normally under a Letting only arrangement these have to be referred by you directly to the landlord.
